The problem
You get paid to let homes, not chase expiring gas, EICR or licence papers. Letting teams with hundreds of homes still run renewals in spreadsheets or a single person’s head, so a missed gas safety or EICR can trigger a council audit, insurer questions or big fines and hours of emergency work (HSE and Falkirk Council found landlords and agents regularly lack or cannot show certificates). Agencies hire extra admins or rely on inboxes, which fails when people are out or leave, and councils are enforcing more tightly since recent guidance and local pilots tightened checks (Falkirk pilot found 47% of landlords who said they had certificates did not hold them). This is a constant, monthly workstream for ops managers, not a one-off, and the cost is real in fines, lost time and damaged client trust.
What people are saying
he hasn't been given any copies of gas safety certificates even though he's lived in the flat for 3 years, and he says none were ever done.
your using an agent but they didn't remind you or ask if they could source an engineer for you when it was due to expire?
