The problem
Listing agents and property managers lose sleep when strangers turn up at a tenant’s door because a lockbox code was shared or an agent didn’t show. Boards hand out real fines — Miami Realtors and multiple MLS policies show first-offense lockbox/security violations can be $2,500 (or progressive fines and suspensions) — and tenants post on forums about feeling unsafe when buyers enter unaccompanied (Miami Realtors policy and r/RealEstate threads). Nobody has a simple way to force tenant consent at the lockbox, tie a code to a licensed agent, and produce an auditable, tamper-proof log, and MLS boards tightened rules in 2024–2026 making this a compliance urgency (realMLS, CVR MLS, ShowingTime notes). That failure costs brokerages money, risks license discipline, and destroys owner/tenant trust during every tenant‑occupied listing.
