The problem
You get a contractor to start a $9k to $50k rehab, wire a big deposit, and then the contractor sends glossy photos or a video and disappears. Landlords and remote flippers report losing thousands (examples on BiggerPockets and Reddit where people posted $5k–$33k losses), and AI-edited images make fake progress trivial (reported by Truepic, Inman, Newsweek). The current fixes are slow: chargebacks, small-claims, or police reports that rarely recover the cash and cost weeks or months of time and legal fees (see Realtor.com and multiple forum threads). Because remote investing grew and AI photo fakery rose since 2024, owners now urgently need a small-project payment guard that can verify the work before money moves (reported by Truepic, Inman, and the American Association of Private Lenders).
