The problem
You get a call at 10pm: a tenant sends a fuzzy picture of a leak, you send a plumber who charges a $75–$200 "just to look" fee, and the out‑of‑state owner accuses you of padding the bill (per HomeAdvisor/Angi data and many forum posts on BiggerPockets and r/PropertyManagement). Property managers waste hours arguing, lose trust, and sometimes lose a management contract worth thousands a year when an owner believes the PM is inflating repairs (seen repeatedly on r/PropertyManagement and BiggerPockets). Current maintenance portals take tickets but don’t produce an objective, shareable line‑item estimate for the owner before dispatch, so PMs either absorb conflict or pay for expensive diagnostic visits. This is urgent now because tenant photo intake and ready parts catalogs make automated photo‑to‑estimate workflows practical, and the industry is large and still growing (IBISWorld / VantaInsights).
